Marcus is a Partner in Rajah & Tann Singapore's Corporate Real Estate Practice.

He has an active practice in corporate real estate with an emphasis on real estate acquisitions and divestments and the leasing of real estate.

Marcus’ experience on real estate acquisitions and divestments includes transactions relating to the sale and purchase of entire buildings (retail malls, commercial and industrial buildings) as well as working on real estate aspects of corporate merger and acquisition matters.

In addition, Marcus has an active leasing portfolio representing both landlords and tenants involving arrangements from structuring of land holdings, sale-and-leaseback arrangements, long-term leases, specialty commercial or industrial leases, sub-leases, and contractual licences.

His clients include property developers, REITs and property funds, financial institutions, family offices and multi-national land users having operations in Singapore.

Notable cases
  • Acting for Lendlease Corporation on land related matters in connection with the S$3 billion joint redevelopment of Comcentre by Lendlease Corporation and Singtel Telecommunications Limited. Comcentre will be redeveloped into a world-class sustainable workplace and it is slated to be Singapore’s first end-to-end net zero energy development built in line with carbon neutral construction principles.
  • Acted for Link Real Estate Investment Trust in its S$2.161 billion acquisition of suburban retail assets, Jurong Point and Swing By @ Thomson Plaza, from Mercatus Co-operative Limited; this was Southeast Asia’s largest real estate transaction in 2022.
  • Acted for Gaw Capital Partners in the S$1.58 billion acquisition by a consortium of the entire issued and paid-up capital of Ophir-Rochor Commercial Pte. Ltd., a wholly owned subsidiary of M+S Pte Ltd. which owns the properties known as “Duo Tower” and "Duo Galleria". This was the largest commercial deal in 2019.
  • Acted for the purchasers in the S$1.28 billion acquisition of One George Street, a Grade A office tower in the central business district of Singapore from One George Street LLP.
  • Acted for the purchaser in the S$810.8 million acquisition of Cross Street Exchange from British and Malayan Trustees Limited (in its capacity as trustee of Frasers Commercial Trust).
  • Acted for AEW in the S$680 million acquisition of Westgate Tower, a 20-Storey Grade A office tower located at the heart of the Jurong Lake District.
  • Acted for Salinter Investments II Pte. Ltd. (an affiliate of US private equity giant, Kohlberg Kravis Roberts & Co. L.P.) in its S$598 million acquisition of the entire issued and paid-up share capital of Silver Peak Holdings Pte. Ltd., the registered proprietor of the property situated at 20 Anson Road and known as "Twenty Anson".
  • Acted for Ascend TGrande Pte. Ltd. in the S$395 million acquisition of the entire issued and paid-up share capital in T-Grande Investment Holding Pte. Ltd., whose wholly owned Singapore subsidiary, T-Grande Property Holding Pte. Ltd. is the registered proprietor of the property situated at 7 and 9 Tampines Grande, Singapore.
  • Acted for the purchaser in the S$220 million acquisition of YewTee Point from HSBC Institutional Trust Services (Singapore) Limited (in its capacity as trustee of Frasers Centrepoint Trust).
  • Acted for the purchasers in the acquisition of the industrial property situated at 2 Bukit Batok Street 23, known as "Bukit Batok Connection", from DBS Trustee Limited (in its capacity as trustee of Soilbuild Business Space REIT).
