Melvin is a Partner in Rajah & Tann Singapore’s Corporate Real Estate Practice. He has an active practice in corporate real estate with an emphasis on real estate development projects, acquisitions and divestments, as well as real estate financing.
Melvin has experience in a broad range of transactional and advisory real estate work, with an expertise in real estate development projects which include acting for licensed and non-licensed developers in the acquisition of land parcels and existing properties, advising on the development/redevelopment process, and acting in the downstream sale of residential, commercial and industrial units.
In addition, Melvin regularly acts for banks, financial institutions and private lenders in the financing of properties.
EXPERIENCE
- Acted for GuocoLand in the acquisition of a 99-year leasehold mixed-use land parcel at Lentor Central by way of public land tender from the Urban Redevelopment Authority, with the successful bid of S$784.11 million.
- Acted for a MCL Land-led joint venture in the acquisition of a 99-year leasehold residential land parcel at Pine Grove by way of public land tender from the Urban Redevelopment Authority, with the successful bid of S$692.38 million. The new housing project will yield 552 residential units.
- Acted for the purchaser in the acquisition of 60 Anson, a 19-storey Grade-A premium office building located in Singapore’s Central Business District, for a purchase price of S$775 million. The deal was reported to be Singapore’s largest office transaction in 2024.
- Acted for M&G Real Estate Asia Pte. Ltd. in the purchase and leaseback of a portfolio of four properties (188 Pandan Loop, 209 Pandan Gardens, 239 & 241 Alexandra Road, and 301 Alexandra Road) for an aggregate of S$333 million.
- Acted for Royal Group in its sale of So/ Singapore Hotel for a purchase consideration of S$240 million.
- Acted for Dorsett Atelier Capital Heeton Changi Pte. Ltd. in its successful acquisition of Capri by Fraser Changi City (now known as Dorsett Changi City) by way of an acquisition of the shares of the unitholder of the trust that owns the Property.
- Acted for the purchaser in the S$810.8 million acquisition of Cross Street Exchange from British and Malayan Trustees Limited (in its capacity as trustee of Frasers Commercial Trust).
- Acted for the purchasers in their acquisition of a portfolio of 3 Good Class Bungalows from Cuscaden Peak Investments, at a record price of S$206.7 million.
- Acted for the owners in the collective sale of all the strata units and common property at the freehold industrial building at 50 Playfair Road comprising 27 strata units, at an aggregate consideration of S$81.18 million.
- Acted for RHB Bank Berhad in the grant of a S$209 million facility, secured by a suite of securities including the mortgage of 14 commercial properties.
- Acted for a borrower in the mortgage of a strata title shopping centre in Singapore, pursuant to a term loan facility of S$100 million.
